The honest version: one costs less now and asks for an afternoon every couple of years, the other two cost more now and ask for almost nothing.
All in means the framing and the substructure underneath are already in that rate, not added on later. What moves your number from there is the size, the shape, the height off the ground and what goes on it.
If timber suits you better, Marco will say so. The calculator prices all three, so you can change the board and watch the number move before you talk to anybody.

Plenty of decks never need one. When one does, Marco runs the whole thing: the designer, the engineer, the surveyor and the council. He has done it enough times that it is paperwork to him and a wall to most people.
He adds nothing to them. He puts those fees at $2,000 to $3,000, they are set by council and the certifier, and you pay them directly. No markup, no handling fee, nothing of his on top.
Four of those are people you have never met. You do not meet them.
And if you do not build with him, he will still do it. The permit admin on its own is $500. If Marco builds the deck, that $500 is free. Either way the council and certifier fees are theirs, not his, and you pay those directly.
Three questions decide most of it. A yes to any one of them and you almost certainly need one.
An attached deck can need a permit even under 10m², and a boundary or a sloping block can pull a small one in as well. Two more worth knowing: stairs are required once the deck sits 570mm or more off the ground, and handrails once it sits a metre or more. Marco checks yours against your council for free.
Seven steps. He does all seven, and the honest part is the timing: he says a permit usually takes a couple of months before work can start.

Four things make this harder than it needs to be. None of them are yours to solve.
Most council websites are a maze, and the answer changes with the height, the size and whether it touches the house.
Marco checks your job against your council for free, before anything is committed. The plain English version is three questions long and it is further down this page.
A low price usually means thinner materials, skipped steps and no warranty. Or it means the number moves once the work has started, and the extras arrive one at a time until the cheap quote is the expensive one. You pay once to build it and again to fix it.
A fixed price in writing, itemised, with the substructure already inside the rate rather than added on later, and seven years on the workmanship. It does not move unless you change what you asked for.
They build. You chase the designer, the engineer, the surveyor and the council, four people you have never met.
Marco runs all four and lodges it himself. You sign where he tells you to sign.
Buyers and inspectors notice workmanship immediately, and what they notice comes off the price.
Rot resistant, termite protected framing, which is the part you never see and the part that decides how long the deck lasts.

The obvious one, and the least interesting. Doubling the area does not quite double the price, because the setup and the paperwork do not double with it.
A straight rectangle is the cheapest deck per square metre there is. Wrap it around a corner, or work around a post, a tree or a downpipe, and the same floor area carries more edge, more framing and more cutting. The calculator asks, because a deck that is not a rectangle is the easiest way for an estimate and a quote to end up apart.
The biggest single lever. Merbau hardwood costs less upfront and wants oiling every one to three years. Composite costs more and then wants almost nothing, and the premium composite ranges sit above that again. Marco's line on it: “my job is to help you pick the one that's actually right for you, not the one with the higher margin.”
A deck on flat ground is framing and boards. Get it up to waist height or put it on a slope and you are into deeper footings and a balustrade to code. This is where quotes separate, and where a cheap one usually got cheap.
Stairs, a balustrade, a curved edge, a roof over it, built-in seating, lighting. Each is a real line item rather than a rounding error, which is why the calculator asks.
The measure settles the rest: access for materials, ground conditions, whether an old deck has to come out, and whether council is involved. Those four are the whole list.

Cheap is cheap for a reason: thinner timber, skipped footings, no warranty. You pay once to build it and again to fix it.
A warranty that only lives in conversation is not a warranty. Ask what it covers, for how long, and get it in the quote, from anyone.
Anyone can talk a good game. Ask for photos of completed builds and read the Google reviews. A builder with plenty of both will hand them straight over.
Verbal agreements mean nothing. Get the materials, the timeline and the inclusions itemised before a dollar changes hands.
A builder who is booked out and takes your deposit anyway leaves your yard a construction site for months. Put the start date in writing too.
No, and anyone who tells you otherwise before seeing the site is guessing. It is a range based on what you told us. The site measure turns it into a fixed price, and from that point the number does not move.
Over 10m², attached to the house, or over 800mm off the ground, and you almost certainly do. The full table and the approval sequence are set out above. Marco checks yours against your council for free, and handles the whole process if it needs one.
Timber costs less upfront, looks and feels natural, and needs oiling every one to three years. Composite costs more upfront and then almost nothing, does not splinter, and stays cooler underfoot. Pools, water and time-poor households usually point to composite. If timber suits you better, Marco will say so.
Site access, ground conditions, removing an existing structure, and whether council is involved. In our experience that is the whole list.
Usually somewhere between $2,000 and $3,500, depending on what the engineering turns out to need. That money is not Marco’s: it goes to the designer, the engineer and the council, you get their invoices direct, and he adds nothing to them. His own part, the paperwork and the drawings, is free when he builds the deck. The price you get from this page is for the deck and does not include those fees.
Yes. Pergolas, a roof over the deck, built-in seating, balustrades, steps and lighting are all things he builds, and the ones that attach to a deck are on the estimate above as extras. For anything further from decking, price the deck first and ask him at the measure.
A concrete slab is usually the easiest start there is and he builds straight onto it. An old deck can come out and be replaced, and taking it out is one of the few things that can move the number after he has seen it. Either way the estimate above is the right place to start, and the measure settles what is underneath.
Confirm with Marco. Deposit terms are not stated here because they have not been supplied, and inventing them is exactly the sort of thing this page exists to avoid.
About a week on site for a typical deck around 30m², which is Marco’s own figure. Bigger decks take longer roughly in proportion: about two weeks at 60m². Weather can move it. A deck that needs a permit takes longer than that, and not only because of the approval: the stump holes and the subfloor have to be inspected before he can carry on, so the build itself stops and restarts around the inspector.
